Inspect The Deck

It's important to do a thorough inspection of your deck every summer. You don't want to step through a rotted board or have a railing break away from under you.

Be sure to pay extra attention to places close to the ground or near water sources, such as under planters and next to the water spigot.

Check For Rot

Take a screwdriver and poke areas of the deck that look like they could be rotting.

If you can push the screwdriver in a quarter inch or more, then you'll need to consider replacing the board. However if the hole is smaller than the size of a tennis ball, you can fill it with wood preservative and save some money.

Get Low

Go under the deck if possible. You'll need to check the supporting beams for any serious problems. Dangerous scenarios occur when the structure of the deck is compromised.

If you find an issue with a beam that cannot be removed because it's holding up the deck, then reinforce it on both sides with pressure-treated lumber. Then scrape away the decomposing area.

Shake It Up

Give the railings a good shake to make sure they are structurally sound. Check for cracking around screw and nail holes.

If you find one, then remove the screw or nail, seal with exterior adhesive and drill a new hole to secure again.

Look For Cupping

Cupping occurs when wood absorbs and releases moisture, which may cause the floor planks to bow and warp. You want to make sure that guests and your family don't trip over unruly slats. It might be a good idea to rent a professional-quality sander and even out the imperfections.

Perform a deck inspection to make sure your outdoor area is in suitable condition. Home Improvement Projects : How Much Equity Will You Build?

Is that next home remodel worth it?

Home improvement projects are booming, expected to cross $110 billion in total volume this quarter. Unlike in recent years, however, the projects aren't helping to create much new home equity.

According to Remodeling Magazine's Cost vs Value Report 2011-2012, for each home improvement dollar spent in 2012, homeowners can expect to recoup just 58 cents in home equity. 

This figure is down sharply from 2005, when the cost-to-value ratio was 87 percent. 

Today's Greece homeowners get a much smaller payoff on their home improvement projects. If you're planning to remodel/update in preparation for sale, therefore, consider the following projects, each of which carries a high cost-to-value ratio.

From Remodeling Magazine's "Mid-Range Project" list :

  • Steel Entry Door Replacement : Cost, $1,238; Recoup, 73.0%
  • Attic Bedroom : Cost, $50,184; Recoup, 72.5%
  • Minor Kitchen Remodel : Cost, $19,588; Recoup, 72.1%
  • Garage Door Replacement : Cost, $1,512; Recoup, 71.9%
  • Wood Deck Addition : Cost, $10,350; Recoup 70.1%

By contrast, other projects carry a low cost-to-value ratio, and should only be undertaken if the project's utility exceeds its cost. These projects don't do much to raise a home's resale value.

  • Home Office Remodel : Cost, $27,963; Recoup, 42.9%
  • Sunroom Addition : Cost, $34,133; Recoup, 45.9%
  • Backup Power Generator : Cost, $14,760; Recoup, 47.5%
  • Bathroom Addition : Cost, $140,096512; Recoup, 51.0%
  • Fiberglass Entry Door Replacement : Cost, $3,536; Recoup 56.3%

In the "Upscale Projects" category, projects including the replacement of doors, siding and windows occupy the list's first 6 slots in terms of cost-to-value. 

If you're planning a home improvement project over the next few months, the timing is right -- both contractor costs and material costs are low nationwide, and improving a home can extend its useful life.

How To Screen For A Good Home Contractor

Home remodeling projects are expected to top $130 blllion this quarter, their highest total since Q1 2008. A likely catalyst is that the average cost of a home improvement project is falling fast.

With the economy loosening up and contractor costs on a downswing, some in Greece homeowners are choosing to put money back into their respective homes, and making home improvements. If you're among them, you'll want to make sure you've properly screened your contractor. 

In this 4-minute piece from NBC's The Today Show, you'll learn tips for picking a good home contractor. The advice is mostly common sense, and worth heeding. For example:

  • Only select registered/licensed, and insured contractors for work in your home
  • Don't automatically select the lowest bid; you may want to discard it instead
  • Communication skills matter. You must be able to express your wants, and have that message understood.

And lastly, if this is your first time working with a particular contractor, be sure to ask for references and follow-through on them, too. Sometimes, past customers can tell you more about a contractor than you can learn yourself.
